Communicating building

Communicating building To be smart, the building must communicate! This requires the installation of sensors and actuators in each room for automated management of the various equipment and of course the establishment of intra-building communication networks. Measurement and counting are unavoidable both to generate energy savings and to ensure the comfort of the occupants. Passive equipment such as the window, the door or the chair can themselves be active and thus contribute to making the building communicating intrinsically.
An interconnection of lots (lighting, access, lighting, access control, opening) between them becomes a necessity. The main technical batches of the building must now be perfectly interconnected to ensure a perfect transversality of the various functions and thus allow a homogeneous integration of equipment to the network both downstream of the meter and upstream.

Active management

For a long time the intelligent building was reduced to the GTC (Centralized Technical Management) which was limited to reassembly of state information to a control station for a given lot (access control, electricity, HVAC, lighting, opening ') . GTB has brought a dose of automation and monitoring by relying on field buses and supervision systems but with solutions that are often proprietary and compartmentalized.
Today, to meet the criteria of energy efficiency, GTB has evolved into Active Building Management. This requires an interconnection of the different lots between them with an intrecation of the different equipment between them. With the arrival of renewable energies in buildings, active management must ensure the arbitrage between the different energy sources according to economic criteria and uses. In France, the Grid Parity will be reached between 2015 and 2017 depending on the region. An arbitration on the use of energy from the grid or stand-alone solutions will have to be done automatically and will only be effective if the building is "Smart Grid Ready".
At the same time, the active management of the building leads to a complete transformation of the sector. This concerns both studies and design, construction and implementation and finally the maintenance and operation of buildings. Beyond this all the parallel circuits such as the distribution of products and solutions are also concerned. The compartmentalization of trades is falling and all must reposition themselves by acquiring new skills.

interoperability

There are now more than 700 M of m² to renovate. This is undoubtedly the main issue. Here again the main criterion is interoperability. Many buildings are poorly equipped or equipped with proprietary solutions. We must now make them Smart! The problem is the same in the new but simpler because we start from a blank sheet. However, this means the end of partitioned and proprietary solutions for a perfect integration of these buildings in the smart grid. The stakes are high.
This is one of the main missions that the SBA has set itself. The downstream counter and upstream counter committees will work in cooperation with the various trade unions and professional bodies to develop new standards for "Smart Grid Ready" downstream label and upstream "City as a Service" counter.
Deep changes are underway. The Smart Building can and must generate hundreds of thousands of new jobs with a strong valuation of the sector. This must be and will be self-financed by the energy savings generated. The success of this huge project is conditioned by the reliability and credibility of this new Business Model. The vocation of the SBA and precisely to assist and accompany the entire sector in this formidable challenge.
